How this calculation works

The mortgage payment uses fixed-rate amortization: principal × monthly rate ÷ (1 − (1 + monthly rate) raised to the negative number of payments). At a 0% rate, principal is divided evenly across payments.

Annual taxes and homeowners insurance are divided by 12. Monthly mortgage insurance and HOA dues are added as entered. Calculations retain full precision; displayed amounts are rounded, so displayed rows may differ slightly from their sum.

This preview supports conventional fixed-rate scenarios. It does not calculate lender qualification, FHA/VA/USDA fees, closing costs, prepaid escrow, tax reassessment, flood insurance, maintenance, utilities or adjustable-rate changes. No property record or rate is marked verified.
